Terms of Use

**General Terms and Conditions (GTC) for the rental of a holiday property**

**1. Parties to the contract**
These General Terms and Conditions (GTC) govern the contractual relationship between the owner/manager of the holiday property (hereinafter referred to as the ‘Landlord’) and the tenant (hereinafter referred to as the ‘Guest’). The rental contract comes into effect as soon as the Landlord has confirmed the Guest's booking in writing.

**2. Rental property**
The rental property is a holiday home as specified in the booking confirmation. The rental property is rented furnished and with the amenities described. The guest shall use the property exclusively for recreational purposes and only for the number of persons specified in the booking confirmation.

**3. Booking and payment**
- The booking is binding as soon as the booking confirmation has been issued by the landlord.
- A deposit of 10% is due upon receipt of the booking confirmation.
- The balance is to be paid no later than 14 days before arrival, unless otherwise agreed.
- For short-term bookings, the full amount is due immediately.

**4. Cancellation policy**
Cancellations must be made in writing. Guests can cancel free of charge up to 30 days before arrival. In the event of cancellation in the 30 days prior to arrival, the guest will be charged the total price. The landlord recommends taking out travel cancellation insurance.

**5. Arrival and departure**
Check-in is from 3 p.m. on the day of arrival. Check-out must be completed by 11 a.m. on the day of departure. Subject to availability, a late check-out can be granted for a fee of 20 euros. In the event of a late departure, the landlord reserves the right to charge an additional fee. The guest is obliged to leave the property in a tidy condition, with the beds made and the rubbish disposed of. Any damage or missing items must be reported to the landlord immediately.

**6. Use of the property**
The property may only be used by the number of people specified in the rental agreement. Pets are not allowed. The guest is obliged to follow the house rules and to be considerate of the neighbours. Noise, especially during quiet hours (10 p.m. to 7 a.m.), is to be avoided.

**7. Damage and liability**
The guest is liable for any damage caused by him, his fellow travellers or visitors to the rented property or its inventory. The landlord assumes no liability for injuries or damages incurred by the guest during his stay, unless these are due to gross negligence on the part of the landlord. The landlord is not liable for force majeure or unforeseen events (e.g. power failure, natural disasters) that could affect the use of the property.

**8. Cancellation by the landlord **
The landlord is entitled to withdraw from the contract if the agreed payment is not made on time or if the guest violates the house rules. In this case, there is no right to a refund of payments already made.

**9. Data protection**
The guest's data collected during the booking process will be used exclusively for the purpose of processing the rental contract and will not be passed on to third parties, except in the context of legal obligations.

**10. Applicable law and jurisdiction**
The law of the country in which the holiday property is located shall apply. The place of jurisdiction is the registered office of the landlord.

**11. Severability clause**
Should any of the provisions of these terms and conditions be invalid or unenforceable or become invalid or unenforceable after the contract has been concluded, the rest of the contract shall remain valid. The invalid or unenforceable provision shall be replaced by a valid and enforceable provision whose effects come as close as possible to the objective of the invalid provision.
